Step 1: Book a Viewing
Explore our listings in Portsmouth, Southampton, Bournemouth, Poole, and Bristol. Find your ideal room with detailed photos and all the information
you need. Visit Our Rooms to begin your search.
Arrange a time to view your chosen room! We offer both in-person and virtual tours, so you can explore your new space no matter where you are.

Step 2: Reserve Your Room
To reserve a property, you’ll need to pay a holding deposit equivalent to one week’s rent. This is typically around £200, depending on the monthly rental amount.
We’ll send you a holding deposit agreement, which must be signed and the deposit paid within 24 hours. Once completed,
the property will be taken off the market and reserved for you.
Please note, properties are reserved on a first-come, first-served basis, subject to successful application.
If your referencing is successful, the holding deposit will be deducted from your first rent payment when your tenancy begins

Step 3: Referencing
We conduct reference checks to gather information about your personal, financial, and rental history. This helps ensure you can afford the rent and lets us know more about who will be living in the property.
This stage typically takes 3-5 working days but can be completed more quickly depending on how promptly you provide the required information.
To be approved for a tenancy, you must provide:
- Proof of identity and your right to rent in England
- A credit report with no adverse credit or bankruptcies
- Your current address and a landlord reference if you are currently renting

Step 4: Tenancy Agreement
Once your referencing is successfully completed, we’ll confirm your tenancy start date and arrange a check-in date. We’ll then send your tenancy agreement for you to review and sign.
Your tenancy agreement will outline:
- The terms and conditions of the tenancy
The tenancy start date - Your first rent payment amount
- Details of your tenancy deposit or deposit replacement fee
To finalise your tenancy, we must receive the following before your tenancy begins and we hand over the keys:
- Signed tenancy agreement
- First rent payment
- Tenancy deposit or deposit replacement fee
Rent is collected on the 1st of each month. In most cases, your first rent payment will be prorated to cover the period from your tenancy start date to the end of the month.
A tenancy deposit or deposit replacement is required to protect the landlord against unpaid rent, damages, or cleaning costs at the end of your tenancy.

Step 5: Check-In
We’ll meet you at the property at an agreed date and time to show you around, review the inventory report, discuss safety information, and answer any questions.
Then, we’ll hand you the keys.
Once you’ve got your keys, you’re free to settle in and start enjoying your new home!
